Scope: Bathroom shower leak repair on a 36 in. × 36 in. tile shower — remove and reinstall the existing shower door (own section), remove the tile below the liner line only (partial, approx. 35 sq ft including the shower floor), remove the failed floor liner, rebuild with a new liner set in a pre-slope of 1/4 in. per ft to the drain and clamped at the drain flange with weep protection, replace the shower floor drain, re-tile the 36 in. × 36 in. shower floor and the wall band up to 24 in. with matching tile, patch the drywall hole in the living-room ceiling below the leak, and paint to match the repaired area.
Tile: Homeowner supplies the matching tile from the extra material on hand; the contractor supplies the setting materials, grout and trim. Existing tile above the 24 in. line stays in place.
Shower door: The existing door and frame are taken down before the tile work, stored on site and reinstalled at completion, with new seals / hardware as needed. A new door is not supplied.
Not included: Full tile wall replacement above the 24 in. line, new shower valve and trim, a new shower door, vanity / toilet work beyond resetting the toilet with a new wax ring, cabinets, flooring or work outside the bathroom, and any structural or plumbing rough-in work beyond the shower floor drain. Concealed damage found once the shower is open (rot, mold, framing) is quoted as a change order before it is repaired.
Contractor supplies: Liner membrane, pre-slope materials, clamping drain assembly, setting materials, grout, drywall and joint compound for the ceiling patch, door seals / hardware, wax ring and paint for the repaired area.
Notes: Jobsite will be left clean once completed. Waterproofing is tested before the tile goes back down.
Warranty: 12 months workmanship.
